Efficient home design has been a trending subject in the affordable housing industry. Providing the right design, suitable construction materials and building method is a means to bring the building cost down, in other words Efficient Home Design, Innovative Sustainable Design and Value Engineering is crucial in affordable housing development.

The ultimate objective of this exercise is to establish an innovative design for a residential unit that will add value to the current layouts in the market and can be applied by housing developers.

Students will be asked to design an affordable villa for Bahraini families on a plot area of 200-220 sqm with a total built-up area not to exceed 220 sqm. Students are expected to provide comprehensive description of the design approach and logic, methods of construction, materials selected, etc.

The villas design should reflect three main themes; Green, Efficiency and Sustainability (GES).

The unit’s construction cost must not exceed BD 45,000 which is considered realistic cost figure for affordable homes.
